The Architect of the Capitol (AOC) has a requirement for facilities management of the Thurgood Marshall Federal Judiciary Building (TMFJB) located at One Columbus Circle, NE, in Washington, DC, on the U.S. Capitol Grounds. The TMFJB is occupied by the Administrative Office of the U.s. Courts (AOUSC), and several other Judicial Branch agencies, including Retired Justices of the U.S. Supreme Court. There are approximately 1600 tenants and typically between 200 and 300 visitors on a daily basis.

The building has a cafeteria with food services provided under a separate contract, fitness center, computer rooms, health unit operated by the Public Health Service, Treasury Department Federal Credit Union, child development center, FJC Education Center, ground floor Judicial Conference Center, concourse level studios and video conferencing facilities, and several libraries.


The Contractor will be required to manage the TMFJB in a manner consistent with industry standards and practices for a Building and Operations Management Association (BOMA) Class A building. The Contractor will provide all management, supervision, labor, materials, supplies, repair parts, tools and equipment necessary for the overall property management responsibilities of the TMFlB. These comprehensive support services will include:

Operations of All Building Equipment and Systems Including Preventive and Corrective Maintenance


Architectural/Structural Maintenance


Operation, Maintenance and Repair of All Elevators and Elevator Systems


Emergency Alarm and Signal Maintenance and Testing


Fire Alarm Control Equipment Maintenance


Janitorial/Custodial Services


Trash and Solid Waste Disposal/Removal


Recycling Program


Mail Services / Floor Copier Services


Landscaping, Grounds, and Plant Maintenance


Clearing Snow/Ice, Shoveling, Plowing, Sanding Treatments and Removal


Tenant Alterations and Construction Projects


Security
