After a record high one million foreclosures in 2010, another one million foreclosures on American homes are expected this year.

If you or a loved one are in need of housing assistance or advice, but aren?t sure where to turn, the U.S. Department of Housing and Urban Development (HUD) offers the Housing Counseling Assistance Program. Through this program, HUD funds housing counseling agencies throughout the country that can give you advice on buying a home, renting, defaults, foreclosures, credit issues and reverse mortgages. HUD also provides helpful resources and tips on its website for avoiding foreclosure.

Benefits.gov has highlighted some important benefit programs to help citizens facing housing concerns.

Basic FHA Insured Home Mortgage: This program can help individuals buy a single family home. While HUD does not lend money directly to buyers to purchase a home, Federal Housing Administration (FHA) approved lenders make loans through a number of FHA-insurance programs.

Property Improvement Loan Insurance: The Federal Housing Administration (FHA) makes it easier for consumers to obtain affordable home improvement loans by insuring loans made by private lenders to improve properties that meet certain requirements. Lending institutions make loans from their own funds to eligible borrowers to finance these improvements.

HUD Homes for Sale: A HUD home is a one-to-four unit residential property acquired by HUD as a result of a foreclosure action on a Federal Housing Administration (FHA)-insured mortgage. HUD becomes the property owner and offers the HUD Home for sale to recover the loss on the foreclosure claim.

HUD Public Housing Program: Public housing was established to provide decent and safe rental housing for eligible low- income families. Public housing comes in all sizes and types, from scattered single family houses to high-rise apartments for elderly families.
