DESIRES TO LEASE SPACE



VA desires to lease approximately 39,582 net usable square feet (NUSF) of space for use as a community-based outpatient clinic within the following delineated area in the city of Appleton, WI.



West: Beginning at the southernmost intersection of Highway 441 and Highway 41, proceed north on Highway 41 to that place where it bends toward the East and begins running East/West.

North: Continue east on Highway 41 to the northernmost intersection with Highway 441.

East: Proceed south on Highway 441 to that place where it bends toward the West and begins running East/West.

South: Continue west on Highway 441 to the southernmost intersection of Highway 441 and Highway 41.



Offered space must be in an existing building and on no more than one (1) floor. Offerors must provide a parking structure and/or surface parking lot capable of accommodating at least 175 dedicated, standard sized, parking spaces, with a minimum of 10% of these spaces ADA accessible, plus any additional parking required by code. Parking must be on-site and contiguous to the offered space (not secondary to any other parking lot, parking /structure, building, or separated by any public road).



Existing buildings that can meet VA's requirements will be considered for a firm lease term of three (3) years with two (2) consecutive renewal options of one-year each.



Special consideration will be given for buildings that: are located in close proximity to existing hospitals with Intensive Care Units, amenities and services, and have high visibility and direct access from major arterial roadways.



Brokers or legal representatives submitting property must show written acknowledgement and permission to represent the property. Property owners must provide written proof of ownership or non-contingent control of property at the time of submission of initial bids.



A market survey of qualifying offered properties will be conducted by VA staff and its broker consultant, Carpenter/Robbins Commercial Real Estate, Inc. Interested Offerors must submit information concerning their properties in writing, via e-mail, or via fax not later than 5:00 P.M. PST, February 15, 2013. Responses must be submitted to:

Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code.



The Government will pay no more than the appraised fair market rental value for the space.
